A consultation is the first step in preparing your home for sale. We offer two options for owners who will be occupying the house while it is on the market or for vacation homes being sold furnished.
one-hour walk & talk STAGING CONSULTATION | $125
Karrie Franks Interiors will do a walk-through and verbally provide interior and exterior feedback on our observations. Our verbal recommendations may include following suggestions: cleaning, repairs, paint, organization, furniture placement and additions.
- Real Estate Agents: Give your clients that extra advantage before going to market by providing professional third party advice and direction.
- Home Owners that can be at the consultation to take notes and choose to work on the improvements themselves.
Staging Consultation with checklist | $300
Our detailed staging consultation starts with 1 hour tour of your house, we will then provide you a written checklist of what to do in each room and suggest curb appeal improvements that will make your house more appealing to potential buyers. Our checklists may include all or some of the following suggestions: cleaning, repairs, paint, organization, furniture placement and additions.
- Real Estate Agents who's clients live out of town or can not be present at the consultation and/or the home requires a lot of attention.
- Home Owners that can not be present for the consultation and/or the home requires a lot of attention.
Steps after the consultation.
Our team can arrange and handle most of the items we've recommended on your behalf. Or you may prefer to implement our recommendations yourself. Both options, or a combination of these is completely acceptable. Our hourly rate is $105.
Re-Fresh & Redesign | $105 hourly rate (minimum 3 hours)
Karrie Franks Interiors can help you re-arrange your furniture and accessories to appeal to today’s buyers. We use what you already have in a new way to best showcase the floor plan and maximize the use of space. This is a great option for owners who will be occupying the house while it is on the market and for homes already prepped for sale. (see consultation)
PAINT COLOR CONSULTATION | $125-$250
Both interior and exterior new paint can lead to great Returns On Investment (ROIs). A fresh coat of paint can transform your house, making spaces appear larger, brighter and minimize dated finishes and imperfections. Freshly painted interiors and exteriors look clean and updated.

One of the benefits of working with Karrie Franks Interiors for you home staging needs is as Designers we've developed working relationships with trusted local contractor’s, painter’s, landscaper’s and cleaner's. If you just need to have someone haul your clutter, we can arrange that too.
We do excellent work, but unfortunately we cannot guarantee our work will necessary yield your desired outcome. While home staging is a proven and well-used technique in marketing sales of homes, we cannot guarantee your listings will sell, will sell faster and for more money. We always recommend hiring an experience agent who will price and market your property right. If you haven’t found a real estate agent, we’ve worked with some of the best and can refer you to local agents in your area.
