A consultation is the first step in preparing your home for sale. Our detailed staging consultation starts with a 1 hour tour of your house. We will then provide you a custom checklist outlining recommendations in each room and suggest curb appeal improvements. 

Our checklist may include all or some of the following suggestions: interior upgrades, paint, organization, editing, placement of furniture and accessories, cleaning and repairs.

paint consultation $150 (1HR.)

Not all paint colors are created equal and as a interior designer Karrie's eye is trained to see the subtle undertones in paint colors and how it may impact the overall feel of a space. A fresh coat of paint can transform your house, making spaces appear larger, brighter and minimize dated finishes and imperfections.

Our suggestions for painting may include some or all of the following: interior walls, ceilings, cabinets, doors, trim and exterior updates.


occupied home styling

$125 an hour, minimum 3 Hours

Also known as Refresh or Re-Style, Karrie Franks Interiors will help you re-arrange your furniture and accessories to appeal to today’s buyers.  We use what you already have in a new way to best showcase the floor plan and maximize the use of space. This is a great option for owners who will be occupying the house while it is on the market or vacation homes being sold furnished. Owners should complete market prep prior to scheduling this service. (see market prep consultation)

When first moving into a new home it can be a little over whelming as what to do first. Weather you’re choosing a paint color, figuring out where to place your furniture or debating if you should knock down a wall, our 1 hour consultation will help get you started and moving forward with a plan that best fits your budget.


Steps after the consultation

If you would like help getting started and moving forward with a plan that fits within your budget, our hourly rate is $125. There is no pressure to hire Karrie Franks beyond a consultation, it is completely acceptable for you to implement all or some of our recommendations on your own.

We do excellent work, but unfortunately we cannot guarantee our work will necessary yield your desired outcome. While home staging is a proven and well-used technique in marketing sales of homes, we cannot guarantee your listings will sell, will sell faster and for more money. We always recommend hiring an experience agent who will price and market your property right.
